It is likely that you have a piece of land in mind. It pays to check the relevant zoning laws and regulation. It is often beneficial to consult with professionals such as architects, engineers and legal experts who are experienced in tiny homes. Many of our customers choose to conduct a feasibility study at this stage. Typically this costs $1,500.
Depending on a number of factors – obtaining consent(s) from Council may be appropriate. Building Consent and the issue of a Code of Compliance (CCC) by Council after relevant inspections, pertains to the building envelope and ensures it is constructed to a defined standard.
In some cases a Resource Consent may apply. This takes into account factors such as height to boundary, impervious surface coverage, drainage etc, applicability of planning rules. There is the possibility of a Development Contribution to Council.
The process and requirements can depend on the region within New Zealand. Tiny Home HQ recommends contacting Council direct or a reputable professional to ensure you have up to date information.
Tiny Home HQ has a wealth of experience in managing the consent process as such can offer a total “turn key” solution if desired.
Build Consent/CCC costs typically between $9,500 – 20,000.
Connection of electrical and water supply is typically straight forward, depending on the existing services such as an existing building.
Waste disposal has a number of options, where possible is best to connect to existing facilities. Where this is not possible, Tiny Home HQ can provide advice on options including composting toilets, septic tanks and incinerator toilets.
Complete off grid systems are becoming increasingly popular, Tiny Home HQ is happy to discuss options.
Depending on existing facilities you may need foundations. Tiny Home HQ recommends screw piles. As the name implies these are piles that literally screw into the ground providing a stable and level platform for your tiny home to be placed on.
The price of these depends on the stability of the ground and unit size. Prices range from $6,000 – 15,000. This includes a ground stability test.
Once your tiny home is built, it needs to be transported to site. This is heavily dependent on the site. Tiny Home HQ has experience with a variety of options including cranes, crawlers even helicopters!
We take pride in finding innovative, cost effect transport options. Focus is primarily on the wider north island. As an example, a medium size building being delivered to a straight forward access site within the Auckland area will cost circa $1800 – 3000.
Tiny Home HQ offers these as a option, and are happy to discuss a solution for you.
